Greenwich Park Apartments, the second collaboration between MHL and Korb, is a mix of affordable, supportive, and market-rate housing to meet the diverse housing demands on Milwaukee’s East Side neighborhood.

Employers in the area, such as Columbia St. Mary’s, were struggling due to their CNAs, nurses, and other staff not being able to afford housing near their jobs. This development made it possible for those with below median wages to live closer to their jobs, thus improving employee health, morale, and punctuality.

The project includes 53 apartment units comprised of a mix of studios to three bedroom units, including 45 below grade parking stalls for tenants. Various amenity spaces within the building include a community room, fitness center, computer room, and on-site administrative offices to serve tenants housed in the supportive units. Developments of this kind are extremely rare due to the financial and bureaucratic complexities. The team had to educate both government officials and public citizens about why the neighborhood was the perfect place for such a development and how it would benefit the entire community.

Within months of completing the project, Mercy Housing was able to say the building was fully leased and providing housing for the exact people they set out to assist. Today, the team is actively working with the neighborhood to expand the building by 46 units.
