Sharing the shoreline with a historic marina, Adelaide Pointe is a luxury residential experience that sits alongside Lake Muskegon. Korb optimized the opportunity afforded to them on this unique waterfront property by doing what we do best: integrating design with nature.

IDEA

Paradise of the Midwest

With environmental sustainability at the forefront of the design objectives, the client was passionate about reclaiming the waterfront and designing a mass timber hybrid dwelling—complete with large balconies, exposed wood interiors, and stunning views of the lake.

The vision? Create a living experience where occupants feel a sense of well-being. A place where they can easily stay connected to nature throughout all seasons—even in the middle of the Midwest.

BUILD

Attention to Detail

Anyone can see the beauty of this Western Michigan property, but Adelaide Pointe’s true wonders lie within its timber framework.

This building was thoughtfully designed with the utmost attention to preserving its surrounding environment—from the implementation of renewable energy through solar panels, to the use of carbon-sequestering timber throughout its structure.

Integrating biophilic design with modern Scandinavian architecture, our design team created a living environment inspired by sunlight, water, and natural materials.

Adelaide Pointe’s facade exhibits modern metal panels and siding with a modular dark brick base. High Performance storefront glazing systems are implemented on the ground floor to further connect residents with the outdoor environment. The use of continuous insulation helps keep the building thermally protected and efficient for heating and cooling. A “cool” white TPO membrane roof system helps reflect heat while staying extremely watertight.

The challenge of working with mass timber? The structure is inherently lightweight, lacking the acoustic mass needed to avoid transmitting sound. Our team dove head first into research—uncovering ways in which layered flooring avoids sound transmission from unit to unit, while also maintaining the integrity of an eco-friendly design.
